My name is Phil, my wife (Dawn) & I originate from the north east of England (Houghton Le Spring) where we lived until our re-location to Andalucia. Only just the wrong side of 35yrs old, we both worked full time, Dawn as team leader for a telecommunications company & I am probably best remembered for 9 years with B&Q- DIY & 1 year as Commercial Director for a fulfilment company. We have been buying & selling in Spain now for 5 years but only made the move full time in the summer of 2006. We love our new village life & enjoy helping like minded people discover what we have found. What’s our story?
5 years ago I was looking for opportunities in off-shore property. Like many people I realised that equity in my home could be used to purchase a second home which could hopefully fulfil two ambitions. 1) a holiday home abroad & 2) an investment opportunity. At the time it was Bulgaria that was turning my head & I was close to booking viewing trips to the Black Sea resorts & inland finca properties. My view of Spain was clear & cast (although I had never actually visited mainland Spain). Full of lager swilling chav brits who are either holidaying the Costa way from bar to bar or living in El Dorado style ex pat villages where the Spanish are nowhere to be seen, Costa Del Blackpool. Not somewhere I would want to visit let alone buy. I had preferred the simplicity of the Greek isles, the green landscapes & simple friendliness of the locals. Now before you become insulted by my ignorance… please read on. A very good friend of many years had badgered me to visit Spain & he told a different tale of the area, a tale of rugged countryside peppered with whitewashed villages, olive trees galore, friendly Spanish neighbours that spoke greetings at every opportunity. Not a chav horde in sight, just a very small number of English who had discovered what I was soon to find. This friend was so moved by what he had discovered that he had sold his business & was moving there with his wife.
What did I have to lose? I had someone to refer to for advice etc & the promise of a very different Spain to the one I had made up in my head. To find this idyllic Spain you have to travel in-land to the whitewashed towns & villages of Andalucia. The rest as they say, is history. We purchased a Spanish house which was in need of some renovation & commissioned someone to do the works, lessons were definitely learned along the way. In the following 3 years more projects were undertaken & we travelled back & forth trying to maintain both lives.
By mid 2006 our minds were made up & notice was served to our employers. Our chosen home for the foreseeable future… Pruna, in the province of Seville about 90 mins drive from Malaga or 50 mins from Jerez (pronounced Hereth).
We never did get to Bulgaria.
Now for the sales bit.
Our chosen niche is relatively simple & our plan is this:
- Secure affordable Spanish properties in need of work (there are a declining number that are derelict & ripe for re-forming/re-building)
- Be sure that deeds (Escritura) and paperwork are 100%. This can be quite time consuming & complex as usually several family members have claim to ownership
- Conduct any renovation/building work required which can sometimes mean a full rebuild & finish to a simple but stylish standard, tiled throughout
- Ensure that the important areas like kitchen & bathroom/en-suite are fully kitted to a high standard
- If possible ensure that outdoor space (usually roof terrace) is maximised & best possible views are achieved
- Where buyers commit pre-completion we will be as accommodating as possible regarding personal taste
- Find buyers who will appreciate the idyllic setting either as an escape from the pressures of England or as a permanent home
- Offer the best value for money in order to gain referral custom
